Crabby’s Dockside
A source-based record of the City-owned waterfront property, executed lease, private construction investment, later requests for relief, the City’s cure notice, and the restaurant’s February 2026 closure.
City lease approved December 3, 2018
The City leased 2 Avenue A to Winking Starfish, LLC for construction and operation of Crabby’s Dockside.
Lease framework

- Beachside later stated its total investment exceeded $4 million.
- Permanent improvements transfer to the City when the lease ends.
Rent and revenue

- Percentage rent applied above specified sales breakpoints.
- The tenant was responsible for taxes and operating expenses.
- Real-property tax invoices were payable within 15 days after City invoicing.

- Failure to pay rent could become a default after written notice.
- The monetary cure period was ten business days.
- Non-monetary defaults generally carried a 30-day cure period.
- Abandoning the premises outside an excused period constituted default.

- City Commission approved the executed lease with Winking Starfish, LLC.
- Beachside states it first received notice that prior-year ad valorem taxes were due.
- Beachside requested a meeting and 18 months of temporary rent abatement, citing parking, homelessness, King’s Landing delays, community relations, and tax concerns.
- A meeting occurred with City representatives; Beachside states the City Manager did not attend.
- Beachside states it delivered a detailed relief proposal following the November meeting.
- The City issued a Notice to Cure requiring payment within ten business days, according to Beachside’s summary.
- Crabby’s Dockside ceased operations.
- Beachside sent the Mayor and Commission its timeline and request for clarification.
Questions under examination
Records still needed for a complete account
- What tax invoices, notices, assessments, and City communications preceded the July 2025 notice?
- What response did the City provide to the September request and December proposal?
- What amounts were identified in the Notice to Cure, and how were they calculated?
- What is the present status of the lease, premises, improvements, and outstanding obligations?
- What written representations concerning King’s Landing accompanied the original investment?

Little Jim / public waterfront
Little Jim / Public Waterfront Petition
This citizen-initiated charter amendment grew from the fight to protect Little Jim and preserve public control over Fort Pierce’s publicly owned waterfront. It would require voter approval before the City may sell, exchange, enter into a long-term lease or redevelopment agreement for, or authorize a material land-use change involving publicly owned waterfront lands.
- Protect Little Jim and other publicly owned waterfront lands
- Preserve the public’s right to make permanent waterfront decisions
- Maintain normal public hearings and City Commission review
- Require a public vote before a major change becomes effective

Elect Our Fire Board — St. Lucie County
Petition to Establish a Publicly Elected St. Lucie County Fire Board
We request a local legislative bill replacing the current seven-member appointed/ex officio Fire Board with a five-member board elected directly by District voters in nonpartisan elections for staggered four-year terms. The change would take effect only after approval by a majority of St. Lucie County voters in a countywide referendum.
Petition statement
To the St. Lucie County Legislative Delegation and the Florida Legislature:
We, the undersigned qualified electors and residents of St. Lucie County, request introduction and enactment of a local legislative bill amending Chapter 2004-407, Laws of Florida, as amended by Chapter 2016-250, to replace the current seven-member appointed/ex officio Board of Commissioners of the St. Lucie County Fire District with a five-member board elected directly by District voters in nonpartisan elections for staggered four-year terms.
We further request that the proposed amendment become effective only upon approval by a majority of St. Lucie County voters participating in a countywide referendum.
The elected board should retain responsibility for policy, budgeting, taxation, oversight, contracts, and the employment and evaluation of the fire chief. Existing District services, contracts, employees, collective bargaining agreements, pensions, taxes, assessments, debts, and lawful obligations should continue without interruption.
- Five numbered seats elected countywide on a nonpartisan ballot
- Four-year staggered terms and direct accountability to voters
- No simultaneous service on the Fire Board and another county or municipal governing body
- Existing services, contracts, employees, pensions, taxes, assessments, debts, and lawful obligations continue without interruption
